Asbestos Surveys Types

Type 1 Surveys
Type 1 surveys are primarily location and assessment surveys carried out on a presumptive basis. This means that no sampling takes place and the surveyor is required to presume asbestos containing materials (ACMs) are present in building components, unless he is very confident they do not. This sort of survey can be considered more appropriate to newer buildings. The duty holder bears potential additional costs of management for some non-asbestos-containing materials

Type 2 Surveys
The purpose and procedures used in this survey are the same as for Type 1, except that representative samples are collected and analysed for the presence of asbestos.

Type 3 Surveys
This survey is used to locate and identify, as far as is reasonably practicable, all the ACMs in the building and may involve destructive inspection. The survey is designed to be used as a basis for tendering the removal of ACMs form the building prior too demolition, conversion or renovation. This survey does not assess the condition of the asbestos as it presumes it will be removed. As in a Type 2 survey samples are collected and analysed for the presence of asbestos.

Generally.
Type 1 and 2 surveys will assess the condition of any ACM and will contain an algorithm to assist in the consideration of the material risk, this identifies the high risk materials but does not assess the actual risk to building occupants. Our surveys also include a draft risk assessment of the material taking into account its location and the activities in that location. This can form the basis of a future asbestos management program.
